According to data released by the National Statistics Institute (INE), the most significant increase was recorded in the Autonomous Region of Madeira (19.4%), with no decreases occurring.

In March, around 36,600 bank assessments were carried out, representing an increase of 4.3% compared to the previous month and an increase of 19.9% ​​year-on-year.

In relation to February, the Autonomous Region of Madeira showed the most significant increase, of 3.7%, and there was also no chain drop.

The areas of Greater Lisbon, Algarve, Autonomous Region of Madeira, Setúbal Peninsula and Alentejo Litoral presented assessment values ​​higher than the country's median by 47.1%, 32.0%, 15.5%, 15.1% and 5.4%, respectively.

Alto Tâmega e Barroso, Alto Alentejo and Beira Baixa were the regions that presented the lowest values ​​in relation to the country's median (-52.6%, -51.5% and -50.7%, respectively).

In apartments, the median bank appraisal value was 2,071 euros/m2, 17.7% higher than March 2024, with the highest values ​​observed in Greater Lisbon (2,750 euros/m2) and the Algarve (2,426 euros/m2), and with Alentejo presenting the lowest value (1,340 euros/m2).

Compared to the previous month, the median value of 1-bedroom apartments rose by 48 euros, to 2,600 euros/m2, with 2-bedroom and 3-bedroom apartments increasing by 31 and 24 euros, respectively, to 2,111 euros/m2 and 1,825 euros/m2.

As for houses, the median value was 1,369 euros/m2 in March, which represents an increase of 10.5% compared to the same month last year.

The highest values ​​were observed in Greater Lisbon (2,509 euros/m2) and the Algarve (2,487 euros/m2), with the Center and Alentejo recording the lowest values ​​(1,020 euros/m2 and 1,117 euros/m2, respectively).

Compared to February, the median value of two-bedroom homes increased by 20 euros, to 1,342 euros/m2, three-bedroom homes increased by 15 euros, to 1,350 euros/m2, and four-bedroom homes increased by 42 euros, to 1,438 euros/m2.
