This is the highest monthly increase in more than a year, confirming the acceleration trend seen in January, which is already visible in the year-on-year rate of change.
In fact, in February 2025 house prices increased by 13.6% compared to the same month in 2024, this being the highest year-on-year appreciation since September 2023, a period in which price growth was slowing down in the context of lost demand momentum.
The data are revealed by Confidencial Imobiliário within the scope of the Residential Price Index calculated for February and which reflects the evolution of house prices, based on the effective transaction values.
In the three months between December 2024 and February 2025, Confidencial Imobiliário estimates the transaction of 42,365 houses in mainland Portugal, a volume that represents an increase of 2.9% compared to the 41,150 transactions estimated for the previous three months (between September and November 2024), according to projections made from data reported to the SIR database - Residential Information System.
About 13% of the estimated sales for the last three months, between December 2024 and February 2025, will be concentrated in the new housing segment and the remaining 87% in the used segment. In this period, the average sale price of houses in mainland Portugal reached €2,634/m2, standing at €3,759/m2 in new housing and €2,747/m2 in used housing.
