Cascais, Lisbon and Vila Nova de Gaia are among the municipalities with the greatest disparity between prices that people want to pay and what is available to rent.

"The study reveals a clear trend: in most of the municipalities analysed, the announced rental prices continue to be significantly above the values ​​that the Portuguese seek to pay, with Lisbon registering the greatest imbalances".

The municipality of Cascais leads the discrepancy in the Lisbon district, with properties being advertised for an average of €2,700, while demand is around €1,600 – a difference of 69%. Lisbon follows, with a difference of 50% (€1,200 sought vs. €1,800 offered), in line with Mafra and Odivelas, both with average demand values ​​of €1,000 compared to an offer of €1,500.

"Despite the percentage differences, the data reveal clear pressure on the rental market in the country's two main urban districts. While Lisbon records the largest absolute discrepancies, Porto also has municipalities with considerable variations that can make access to housing difficult".
