Imovirtual has published the most recent analysis of the evolution of average advertised rental and sale prices in the south of mainland Portugal, by district. The data presented compares April 2025 with March 2025 and with the same period, April 2024.
At a national level, buying a house costs, on average, €397,000, which represents an increase of 20% compared to the same period last year (€332 thousand) and a monthly increase of 2% (€390 thousand in March).
In the south, the average sales value reached €250 thousand, which corresponds to an annual increase of 22% (€205 thousand to €240 thousand in April 2024) and monthly growth of 4% (€240 thousand in March).
● Évora recorded a monthly increase of 4%, reaching €250,000, which represents an annual increase of 22%.
● Portalegre, the most accessible district in the region, remained stable at €122,000, with an annual appreciation of 28% (€95,000) and 2% monthly.
● Beja appreciated 5% in the last month (€170,000 to €179,000) and 21% in the year.
● Setúbal rose 1% to €430,000, consolidating annual growth of 23% (€350,000).
● Faro, the district with the highest prices, reached €525,000, with a monthly increase of 5% and an annual increase of 22%.
Renting
Nationally, rental prices reached €1,300, reflecting an annual increase of 8% and a monthly increase of 4%. In the South, the average was €850, which represents an annual growth of 6% (€805 to €850 in April 2024) and a monthly drop of -6% (compared to €900 in March).
Highlights by district:
● Faro stood out with the highest annual increase in the country: +61% (from €805 to €1,300) and a monthly appreciation of 4%.
● Setúbal maintained €1,200, with annual growth of 4% and monthly stability.
● Évora fell -6% in the month (from €900 to €850), maintaining an annual increase of 6%.
● Portalegre rose 8% in the month, reaching €500, and has accumulated an annual appreciation of 20%.
● Beja, after months of decline, rose +16% in April (from €647.50 to €750), although it still shows an annual drop of -17%.
