During the last three months of 2024, around 10% of advertised homes spent less than 24 hours on the market.
The percentage of express rentals – that is, houses for rent that are advertised on idealista for less than a day – decreases as the range of rental costs for houses increases. This analysis reveals that 26% of homes priced up to 750 euros per month were rented in less than 24 hours. In less than a day, 14% of homes with rents between 750 and 1,000 euros/month left the market, 7% of properties advertised with prices between 1,000 and 1,500 euros/month and a 5% share of homes with prices above 1,500 euros/month.
Among the nine capitals with the highest supply of houses for rent in the fourth quarter of 2024, Funchal was the city where the percentage of houses rented in less than 24 hours was highest, reaching 43% of total operations. Next come Coimbra (19%), Aveiro (19%), Setúbal (9%), Viana do Castelo (8%), Lisbon (8%), Porto (6%), Faro (5%) and Braga (5%), which reveal the same data.
Affordable homes rent faster
The most affordable rentals, with prices below 750 euros per month, concentrate a large part of the demand, thus marking the highest express rental rates. In Faro, all houses for rent for less than 750 euros/month remained in the idealista database for less than a day.
In Funchal, half of the houses with the most affordable rents are leaving the market in less than 24 hours. The percentage of expressed rent of more economical houses was high in Coimbra (43%), Lisbon (40%), Porto (38%), Aveiro (33%), Braga (25%), Setúbal (20%) and Viana do Castelo (20%).
As price ranges increase, the percentage of express rentals decreases, although in some markets this figure remains significant. For homes priced between 750 and 1,000 euros, Funchal is once again the leader in express rentals, with all homes rented in less than a day. Next come Aveiro (20%), Lisbon (11%), Setúbal (8%), Coimbra (7%) and Porto (6%).
In the case of houses with a monthly cost between 1,000 and 1,500 euros, 33% were rented in less than 24 hours in Funchal, 10% in Lisbon, 9% in Setúbal and 5% in Porto. Finally, in terms of house rentals for more than 1,500 euros/month, 5% of houses in Lisbon were on the market for less than a day and 4% in Porto. In the other cities analysed, no rentals were recorded at the highest price level.
